Tile & Grout’s Nemesis — Wax

Here at Discover Carpet Care, tile and grout cleaning has become one of our most-requested services. More people are replacing carpet in common areas like living rooms, kitchens, hallways, and bathrooms. But we keep noticing a trend that causes big problems — and costly fixes — for many clients.

What’s the real issue?

Wax has some great protective properties, but on tile and grout — ceramic or natural stone (aside from Saltillo) — it simply doesn’t belong. Over time wax breaks down and loses its shine, usually unevenly and fastest in high-traffic areas. The instinct is to apply more wax to restore the shine, but for wax to break down something has to be breaking it down: soiling. Many people just mop and re-apply wax (or use shine-while-you-clean products like Mop N Glo), which actually makes the problem worse and harder — and more expensive — to reverse the longer it goes on.

Wax removal on tile & grout

Removing wax takes a special, often extensive process. We use stripping agents that re-liquefy the wax so it can be removed. Wax and products like Mop N Glo can take 2–3 stripping passes to fully remove, and the hardest part is getting it out of the grout lines. It’s labor-intensive and requires special products — which is why wax removal is an expensive way to restore a floor.

What can be done instead?

After a professional tile and grout cleaning, we can apply a professional impregnating grout sealer. Ceramic or man-made tile doesn’t need protection on the tile face — it’s the grout lines that need it. The sealer absorbs about ⅛ inch into the grout (similar to how Scotchgard protects carpet), causing liquids to bead up so spills wipe away without staining, and keeping grout cleaner longer.

For natural tile like slate, limestone, and travertine, we use sealing products specific to those stones and seal both the tile face and the grout lines, since natural stone absorbs liquids and stains easily. Polished natural stone like marble and granite needs polishing to restore shine — a service we don’t currently offer, but we’re happy to point you in the right direction.
